<p>A study by the Tecnocasa group has confirmed what has been in the air for some time: despite the problem of expensive housing, the real estate market is not in crisis, on the contrary it is more alive than ever. In fact, according to the report, the sales take place in record time, a sign of a very high demand against an offer that doesn&#8217;t always manage to go hand in hand.</p>



<p>To tell the truth, the fact that houses are sold very quickly reflects a bit the general trend of the Italian real estate market, so much so that, according to the study, sales times in January 2023 are decreasing throughout Italy. For the big cities, it even reached an all-time low, with an average residence time on the market of only 104 days. Milan and Bologna lead the ranking, almost halving this figure, which records respectively 55 days in Milan and 50 in Bologna. With only one significant difference: in the shadow of the Madonnina the figure is up by 2 days compared to a year ago, while in the Emilian capital the figure is down by a good 22 days. Bologna, together with Bari, is confirmed as the city in which the times have contracted the most. For reference, in the Apulian capital the average selling time was 153 days in 2022, and it became 121 in 2023.</p>



<p>As for the other Italian cities, in Palermo it takes 134 days to sell a property: the Sicilian capital is in last place in the ranking, preceded by Genoa, where a house is on the market for an average of 130 days. All the other main Italian provinces are within the band delimited by the 55 days of Milan and the 130 of Genoa.</p>



<h2 class="wp-block-heading">The situation and numbers in the suburbs</h2>



<p>The situation in the suburbs of large Italian cities reflects an important fact: families don&#8217;t want them that much, but often due to force majeure they are forced to &#8220;accept&#8221; them as a compromise between lower costs and overall excellent quality of life. Florence is the Italian city in which the average time of a property in the suburbs is less on the market: only 116 days (and the figure is even down by 6 days compared to 2022!). Verona follows with 121 days, but as an average figure, those who decide to sell a house in the suburbs of the main Italian cities must take into account 130 days. A decidedly strengthened figure compared to 2022, when there were 138 days.</p>



<h2 class="wp-block-heading">The interpretation of the data</h2>



<p>Data analysis is always key: in this case, what do these numbers mean? They show a really interesting fact, that is, those who decided to buy a house in January 2023 did so by speeding up the purchase decision. The reasons are of two types: if on the one hand the offer on the real estate market is decidedly low, on the other interest rates are constantly increasing, and the risk of having to pay the mortgage more than initially expected has often caused as a bogeyman, convincing future owners to conclude the deal in the shortest possible time.</p>



<p>Everyone to buy a house immediately, therefore, including investors, who have also lowered the average purchase times to prevent the liquidity they have set aside from being eroded by ever-increasing inflation.</p>

<p>Two years ago we had already talked about the Odeon Cinema and its (next) new life: one of the city&#8217;s historic cinemas was in fact ready to be rearranged and partially reconverted. But between the COVID-related crisis and the consequences of the war in Ukraine, things have lengthened a bit, perhaps more than necessary in a dynamic city like Milan. But fortunately, it seems that the construction site is ready to go: in fact, the redevelopment works on the building will begin in August.</p>



<p>The Odeon cinema redevelopment project envisages a series of shops, offices and restaurants alongside the cinemas, which however will be reduced in number and size. Unfortunately, however, nothing official has leaked, and the news is very few. If not one, decidedly important: on 1 August 2023 the Odeon will close definitively, 18 months in advance of the expiry of the lease.</p>



<p>The Odeon, now managed by The Space Cinema, was the first multiplex in Milan. What we know today is that it will be converted into a shopping mall with shops and restaurants, but fortunately it seems that the planners have foreseen that some rooms will remain active in the basement, built with the characteristic art-deco elements of the original building, to give sense of continuity to one of the most important buildings, also from a cultural point of view, in the city centre. Cinema is in fact still today one of the most appreciated by enthusiasts, thanks also to its long tradition in the screening of art films, foreign films and independent cinematographic works.</p>



<p>The restyling project of the Odeon is signed by Progetto Cmr and managed by Dea Capital Real Estate Sgr, and guarantees that the entrance foyer will remain unchanged, with its polychrome marbles and the main staircase leading to the ground floor. The Space, for its part, has demonstrated the possibility of continuing to manage the cinema even after the redevelopment, albeit with a different conformation.</p>



<h2 class="wp-block-heading">The history of Odeon cinema</h2>



<p>The history of the Cinema Odeon in Milan dates back to 1928, when it was opened as a luxury cinema theater. It was designed by the architect Francesco De Minico and its construction represented an important development for the time, thanks to the use of cutting-edge technologies for lighting and acoustics.</p>



<p>The Odeon was initially known as the &#8220;Cinema Teatro Odeon&#8221; and could seat up to 1,500 spectators. During the 1930s and 1940s, the cinema became an important point of reference for Milanese film culture, showing successful Italian and foreign films. After the war, the Odeon expanded its programming to include art films and independent cinema.</p>



<p>Over the years, cinema has undergone various transformations and adaptations to new needs. In 1968, the Odeon became a two-screen cinema, introducing a smaller hall called the &#8220;Sala Cinerama&#8221;. In 1991, a third room was added, the &#8220;Triplex Room&#8221;.</p>



<p>In the following years, the Odeon Cinema continued to play a vital role in promoting auteur cinema and screening quality films. In 2007, it was renovated and modernized, while still maintaining the original atmosphere. It has been equipped with new technologies to improve the visual and acoustic experience of the spectators.</p>



<p>Today, the Odeon Cinema is run by The Space Cinema circuit, but retains its identity as an arthouse cinema. In addition to film screenings, the Odeon also hosts film festivals, retrospectives, meetings with directors and actors, thus offering a complete cinematic experience for film enthusiasts.</p>



<h2 class="wp-block-heading">Where is the Odeon cinema</h2>



<p>The Odeon Cinema is located in the center of Milan, precisely in via Santa Radegonda, 8. This street is located in the area adjacent to the Galleria Vittorio Emanuele II, one of the main tourist attractions of the city. <p>The Covid-19 pandemic that hit us in 2020 brought with it several aftermaths. One of them has to do with the way people work: more and more employees, in fact, have discovered remote working (also known as agile work or smart working), and how it can become a benefit for the quality of life . Less time in traffic or public transport, more time to be with loved ones or to devote to other activities, less stress, greater productivity. At the same time, this type of performance execution is also well regarded by companies, as a happier worker means a more loyal worker.</p>



<p>But there is also a serious downside: many offices, especially those of large companies, have become too large, sometimes even unused. In fact, the workforce that goes to the office is no more than 100% as it was before the pandemic, but the percentage is much lower, precisely because part of the employees work from home. And so the new challenge arises: given that several buildings remain or are remaining half-empty, how can we make sense of them?</p>



<p>A good idea came from Unicredit, which in its Milan office in Piazza Gae Aulenti, inside the iconic tower B which has dominated the Milan skyline for some years now, has decided to &#8220;get rid&#8221; of part of its offices to give life to a new coworking space, called Spaces Gae Aulenti.</p>



<h2 class="wp-block-heading">Coworking in the Unicredit Tower</h2>



<p>Spaces Gae Aulenti is a coworking that has enormous appeal, thanks to its location. By choosing to rent a desk or an office here, freelancers or small entrepreneurs are able to make an excellent impression on their guests and clients, while taking advantage of the presence of the Stock Exchange, or the capillary network of means of transport, as little far from the office there are the tram, underground and Porta Garibaldi railway stations.</p>



<p>Among the services provided by Spaces Gae Aulenti are the super-fast wi-fi internet connection, a series of relaxation areas, and the organization of networking events, to enrich knowledge and transversal skills. Access to the areas is active from Monday to Friday from 8.00 to 19.00.</p>



<p>Spaces Gae Aulenti is managed by Spaces, an international company that has nearly 500 coworking spaces around the world. In Italy it has one in Rome (EUR/Laurentina) and three in Milan: at Porta Nuova, in via Turati 30 and precisely in piazza Gae Aulenti.</p>

<p>There are 4 options for working: furnished offices, normal subscription coworking, even with a dedicated desk, meeting rooms and the virtual office.</p>



<p>For furnished offices, the cost is 765 euros per person per month, accessible 24 hours a day, 7 days a week, all including wi-fi and services.</p>



<p>The coworking subscription allows you to access the spaces during opening hours, and also &#8211; for a supplement &#8211; to have a dedicated desk with a personal locker. In this case, access is free 24/7.</p>



<p>The meeting rooms, on the other hand, can be booked on request from a wide range of types and sizes, are fully equipped and the price starts from 55 euros per hour.</p>



<p>Finally, the virtual office consists in establishing a presence for the business within Spaces Gae Aulenti, domiciliation of the registered office, mail management and secretarial services, and having on-demand access to coworking spaces. The cost of this solution is 109 euros per month.</p>

<p>They had been on the market for some time, perhaps due to the crisis they could not find a buyer worthy of the name. But times are changing, and as always in Milan they do it faster than ever. That&#8217;s why three dream homes were sold within a few months at very high prices. All three transactions were managed by Barbara Magro and her Luxury Real Estate.</p>



<p>The million-dollar houses sold in Milan are the Mondadori villa in the Venti Settembre area, a penthouse + glass penthouse in the Porta Venezia area, and an apartment in the heart of Brera.</p>



<h2 class="wp-block-heading">The three dream villas sold in Milan</h2>



<p>Villa Mondadori is a historic Art Nouveau residence, which extends over an area of no less than 2,000 square meters, between via Venti Settembre and via Tamburini. The villa was designed by the architect Steno Sioli Legnani at the end of the 19th century, and has 15 bedrooms, 15 bathrooms, numerous lounges and even a spa area with gym. It was the home of the Del Vecchios, owners of Luxottica, then sold in 2008 to Nino Martire, a pharmaceutical magnate. Now it has been sold again, for a really not bad amount: 22 million euros.</p>



<p>The penthouse of Porta Venezia is the one where Salvatore Ligresti lived, very popular with politicians and heads of state: it spreads over an area of 750 square meters, with 250 square meters of terraces that allow a unique view of Milan from above . The price? 8 million euros.</p>



<p>Finally, the apartment in the Brera area is located in via Cavalieri del Santo Sepolcro, and was used by none other than Ridley Scott to stay during the filming of the film House of Gucci. It is a dream home measuring 600 square meters with a private garden, sold at a price of 7.5 million euros.</p>



<h2 class="wp-block-heading">Buyers</h2>



<p>Obviously, there is the utmost confidentiality about the buyers. However Barbara Magro, who was in charge of the negotiations, speaking to Corriere della Sera explained that &#8220;the high-end market has not been affected by the crisis, which as we well know has hit the middle and less well-off above all hard&#8221;. According to the real estate agent&#8217;s estimates, &#8220;for every super-luxury property that comes on the market there are at least 3 candidates making offers&#8221;.</p>



<p>There is therefore a high demand, but a fundamentally low supply, since those who have an asset like this do not sell it willingly. Hence the dramatic increase in prices.</p>



<p>Wanting to trace the identikit of the buyers of this type of property, you can bet on the historic Milanese families, who after the Covid decided to return to live in Milan from cities like New York or London.</p>



<p>Speaking of Covid, Barbara Magro says that during the pandemic the negotiations of luxury homes slowed down, but they never really stopped. For example, for Villa Mondadori the negotiation began in 2020, in the midst of the pandemic, and ended more than a year later. The other two prestigious homes we mentioned in this article sold in less time, but we don&#8217;t have too many details.</p>



<p>Now that everything is over, they are accelerating with more vigor than ever, therefore a sign that &#8220;investor confidence in Milan has never been lacking. Indeed, if possible it has grown&#8221;.</p>

<p>The new Eni headquarters in San Donato Milanese is finally a reality. Thanks to the hard work of over 3,000 people belonging to about 400 different companies, coordinated by the international architecture studio Morphosis, on May 18 the president of Eni Giuseppe Zafarana flanked by the managing director Claudio Descalzi were able to make a preview visit of the new center management of the company, supported by the managing director of Webuild Pietro Salini, and by the mayor and deputy mayor of San Donato Milanese, Francesco Squeri and Carlo Barone.</p>



<p>Also present at the event were Emanuele Caniggia, managing director of DeA Capital Real Estate, manager of the fund that owns the property, and Roberto Tamburini of GWM, investor in the fund.</p>



<p>Unfortunately, however, the official inauguration is not yet ready, as reported by Il Cittadino di Lodi due to the completion of the underground car parks with around 800 parking spaces, the works on which should be completed by the end of the year. In particular, the multi-storey underground car park in Viale De Gasperi has been completed, while that in via Vannucchi is only 50% ready</p>



<p>The new Eni management center is a real showpiece, not only for Milan and its province, but also for all of Italy: in fact, it represents one of the most innovative green buildings in the world, built with cutting-edge engineering techniques that have made it possible to implement innovative features.</p>



<p>Developed over an area of 65,000 square meters and capable of accommodating up to 4,600 people, the center is located on the land of Metanopoli, a historic Eni headquarters, in San Donato Milanese, south-east of the Lombard capital.</p>



<h2 class="wp-block-heading">An eye on the environment</h2>



<p>The Eni business center has managed to obtain LEED Gold certification, the most important on the scale that evaluates the green characteristics of buildings, thanks to a series of inventions such as paints with very low polluting emissions that manage to guarantee excellent air quality throughout the inside, the glass facades with reduced thermal emission and a photovoltaic system that has been extended to all the roofs.</p>



<p>The facades, which extend for 40,000 square meters, have a design inspired by the Earth, with cladding in micro-perforated and electro-coloured metal sheet. Furthermore, in order to recycle and reuse zero kilometer material, it was established that all the iron and concrete had to come from a distance of less than 200 kilometers from the construction site, and that they had to contain a percentage of recycled material greater than 90% as regards iron, and greater than 5% for concrete.</p>



<h2 class="wp-block-heading">The project</h2>



<p>The Eni headquarters in San Donato Milanese is spread over three towers, all connected to each other. They are:</p>



<p>The Icon Tower: the tallest, with 11 floors, which also houses the company restaurant on the ground floor.</p>



<p>The Landmark Tower: the largest, which occupies 23,700 square meters spread over 9 floors.</p>



<p>The Skygarden Tower: the central building, at the base of which is a large conference hall.</p>



<p>The architects of Morphosis have designed a large white marble base which acts as a point of contact for the 12 thousand square meters of the large internal square and the green areas. The towers are finally connected by bridges, all different and very beautiful.</p>



<h2 class="wp-block-heading">The realization</h2>



<p>The construction of the new Eni headquarters in San Donato Milanese is the work of the Webuild group, responsible for numerous iconic works around the world, including the Stavros Niarchos Cultural Center in Athens, Greece, designed by architect Renzo Piano, or the stadium Al Bayt of the 2022 World Cup in Qatar, which hosted the opening ceremony of the championship.</p>

<p>The cost of housing in Milan has now become a national issue: from north to south, people talk about how much real estate costs in the Lombard capital, both for sale and for rent. Among the madly in love with Milan, among those who recommend moving to the suburbs, among those who directly think of leaving the city and taking refuge in the countryside, opinions and ideas &#8211; as always &#8211; are manifold.</p>



<p>But the facts remain: it is news from a few days ago that even in Corvetto, one of the notoriously cheaper areas of Milan, prices have reached a record average of 4,200 euros per square metre, a figure that definitely causes a sensation, especially when associated with another, i.e. a 25% increase in prices between the beginning of 2020 and the beginning of 2023 in the neighborhoods between Corvetto and Piazza Agrippa.</p>



<p>Common opinion that the area that insists on the Roman airport will see continuous increases also in the coming years, given that it is the area of Milan that will be most radically transformed, thanks to the construction of the Olympic village for the 2026 Winter Olympics, the A2A tower and upon completion of Symbiosis. Alongside these new urban developments, the maxi student residence by Hines should not be forgotten, where the agricultural consortium once stood, which will bring new youth to the city, and consequently new shops, bars, restaurants and public establishments.</p>



<p>The expensive house also affects the peripheral districts therefore, so much so that the Fimaa price list, drawn up on a constant sample over time, gives the Vigentino as a maximum value 4500 euros per square metre, a figure that will even be surpassed thanks to the presence of the new &#8220;smart house&#8221; by Pininfarina, which will be built in viale Ortles, which will bring the prices of the neighborhood even higher.</p>



<p>For statistics lovers, new buildings cost between 3400 and 4300 euros per square meter in Barona-Famagusta, with a variation of 22% on a three-year basis. Ronchetto is doing better, which costs between 2,600 and 3,400 euros per square metre, with a variation of &#8220;only&#8221; 13 percentage points. The most marked increases, in addition to the aforementioned Corvetto, are those of Ripamonti-Vigentino with +25.4% and Agrippa-Abbiategrasso, with +24.6%.</p>



<h2 class="wp-block-heading">The municipalities of the hinterland</h2>



<p>It is often said that buying a house outside Milan is convenient. Of course, there won&#8217;t be the prices of Piazza Duomo, but in any case, even in the surrounding municipalities, the prices per square meter of properties are more than double the Italian average. Just consider the municipalities in zones 3, 4 and 5 of ATM pricing, with San Donato Milanese leading the ranking thanks to prices that reach 4,500 euros per square meter near the subway stop, followed by Basiglio with 4,300 euros per square metre.</p>



<p>Indeed, the data are slightly inconsistent, since San Donato Milanese is to all intents and purposes a district of Milan, while Basiglio is strongly influenced by Milano 3, where 80% of the population lives, and which has one of the highest per capita incomes of Italy.</p>



<p>In the other municipalities of the hinterland the situation improves slightly: for Opera and Rozzano 2700 euros per square meter is &#8220;enough&#8221; to buy a house, but they are certainly not the areas with the most &#8220;appeal&#8221; in Milan and its surroundings.</p>



<p>And what about the rentals? The Fimaa price list is short but intense: a 70 square meter house in San Donato Milanese costs over 1000 euros a month, while in Corsino and Buccinasco around 700 euros a month. Things are better in Melegnano, with 500 euros a month.</p>

<p>About a month ago we wrote about <strong>what Milan will look like in 2030</strong> according to Enrico Mariutti, a researcher in the economic and energy fields. Mariutti&#8217;s research consists of a list of 10 semi-utopian points which, if implemented, would bring a series of benefits to Milan, especially from an environmental and eco-sustainability point of view. But looking at the construction sites in progress, what will Milan really be like in 2030? What are the structures able to amaze tourists and residents? What challenges will architects and engineers have to face to bring <strong>skyscrapers </strong>and <strong>modernity </strong>to the city?</p>



<p>So here&#8217;s the latest news from the construction sites in Milan, to discover the new face of the Lombard capital in 7 years&#8217; time, with a transformation that will take off especially in the peripheral areas, even if the center will certainly not remain uncovered. Towers, residential districts and millions of square meters of more space, for residents, workers and tourists, passing through the works of the 2026 Winter Olympics.</p>



<h2 class="wp-block-heading">New construction sites in the center</h2>



<p>Despite a twentieth-century appearance, Milan has a medieval imprint and a series of eighteenth-century additions. An ancient and stratified city, it is also very open to change, even in the centre. And to demonstrate that what has just been written is true, just think of Porta Nuova and CityLife, the two districts that in recent years have completely changed the profile and imprint of Milan, which thanks to them has begun its metamorphosis into a large international metropolis.</p>



<p>To complete the transformation process, The Portico is under construction, expected by 2024, a huge portal 140 meters long with a wave-like roof, designed by the Danish architecture studio BIG. It will bring new offices to the city but also panoramic points open to the public and a suspended swimming pool.</p>



<p>But the novelties of the center do not end here: we must take into account the Arengario, located in Piazza Duomo, which will be modernized thanks to a mirrored walkway designed by Sonia Calzoni and Pierluigi Nicolin, which by 2026 will connect the two volumes doubling the exhibition area of the Museo del Novecento.</p>



<h2 class="wp-block-heading">New construction sites for universities</h2>



<p>Milan has always been synonymous with culture: on the other hand, its prestigious universities such as Bocconi, the Polytechnic, the Cattolica and the Bicocca attract hundreds of thousands of young people from all over Italy and abroad to the city. And it is precisely for this reason that the city&#8217;s leaders have decided that the architecture of university buildings must keep pace: the city needs new campuses, libraries and student accommodation, as well as a series of service facilities.</p>



<p>Bocconi, for example, has recently completed an expansion with a project by the Irish Grafton Architects and the Japanese studio Sanaa. The Polytechnic has certainly not stood idly by, with a new restyling by Renzo Piano, who was also entrusted with the project of the future North Campus, which enhances former factories and old gas holders.</p>



<h2 class="wp-block-heading">New towers</h2>



<p>The times when the Pirellone and the Torre Velasca stood out in Milan are now over. Today, after the end of the works at Porta Nuova and City Life, the skyscrapers of the Lombard capital are countless. It is as if the city had taken a liking to it, so much so that some estimate that by 2030 Milan will have as many as 100 towers, even if not all very tall.</p>



<p>Those already completed include the one designed by Mario Cucinella for Unipol at Porta Nuova, an area that will also house Gioia 20, the former Pirellino and the Botanical Tower, while not far away there will be Palazzo Sistema, 26 floors high, branch of the Lombardy Region .</p>



<p>In the southern area of Milan, on the other hand, the Torre Faro is under construction, next to the new Parco Romana district, with a cylindrical silhouette that is also visible at night. New skyscrapers are also under construction in the outer areas of the city, such as the Hippodrome tower in San Siro, the Park Towers in Parco Lambro, up to the TPR complex in Corsico, designed by ALC Studio, Our Studio and Solids.</p>

<p>On 27 April, the <strong>Ferrovie dello Stato group</strong> presented the new project for the redevelopment of the two former railway yards Farini and San Cristoforo to the public and investors, for a total lot that covers an area of no less than 360,000 square metres. At the same time, the procedures for the sale of the two areas began, which will become a huge public park (250,000 square meters) alongside residences, craft and manufacturing businesses.</p>



<p>We are now at the point where someone is expected to come forward for the purchase, in a lot sales mechanism divided into 3 phases, the last of which is expected by 2024. Subsequently, it will be necessary to start the authorization procedures for the permission to build, and then the real work will begin.</p>



<h2 class="wp-block-heading">The Farini railway yard</h2>



<p>Of the two, the Farini railway yard is the larger, thanks to its surface area of 300,000 square meters. Its destiny will be to become 65% of a green area, a long linear public park that will be equipped with many services. But that&#8217;s not all, because 1,034 social rent apartments will be built here as well as 500 apartments in free and subsidized housing.</p>



<p>The solution envisaged for the elevated walkways to connect the districts divided by the tracks is interesting: in fact, they will become real green corridors. According to the idea of the Oma team, which is overseeing the project, the park will be able to cool the hot winds from the southwest, purifying the air of toxic particles and reducing the heat island effect.</p>



<p>As regards the buildings currently present inside the airport, they will be redeveloped and transformed into a promenade, a cycle workshop, an open courtyard, a space for events and concerts, and a winter garden, which will house some startups . On the basis of the current real estate scenario, any new buildings or skyscrapers will also be evaluated.</p>



<p>But that&#8217;s not all: the real star of the Farini airport project will be the arts campus of the <strong>Brera Academy</strong>, which will occupy 15,000 square meters and will be able to accommodate as many as 1,800 students. The works already started last summer, and it is estimated that they could be completed in 2025.</p>



<h2 class="wp-block-heading">San Cristoforo railway yard</h2>



<p>The redevelopment of the former <strong>San Cristoforo railway yard</strong> will instead be much simpler: it will in fact become a single enormous park, which will strengthen the environmental system of the southern agricultural park, and relations with the M4 station and the Giambellino and Lorenteggio districts.</p>



<p>This park too, like that of the San Felice airport, will act as an &#8220;ecological filter&#8221;: in this case, it will be able to purify the water in a completely natural way, thus allowing the creation of swimming pools and outdoor sports activities.</p>



<p>The former railway yards of Milan</p>



<p>Today, behind the boundary wall of the former Farini yard there is a huge clearing of asphalt, steel, sheds and old logistic structures. It is an infrastructure dating back to the 1920s, designed as a hub for the arrival and transit of goods, but it has never been used at full capacity, and has been totally unused for decades.</p>



<p>Furthermore, the Farini railway yard causes damage to the city because it cuts the northern area of the Monumental cemetery in two, and to go from one side to the other it takes 30 minutes by public transport and 15 minutes by car; if it weren&#8217;t there, it would take less than 15 minutes to walk the stretch.</p>



<p>Its redevelopment has been talked about for decades, but now it seems that we are finally here. The plan for the regeneration of the 7 Milanese airports was launched in July 2017 after an endless series of obstacles and authorization procedures. In addition to Farini and San Cristoforo, the redeveloped airports will be Porta Romana, Greco-Breda, Lambrate, Rogoredo and Porta Genova, with a total area of over one million square metres.</p>

<p><strong>What will Milan be like in 2030?</strong> The Lombard capital is now focusing more and more on urban redevelopment, with the birth and launch of new projects one day on the other as well, aimed at giving the city a new face, projected towards the third millennium. It is also for this reason that Milan attracts more and more people from all over Italy and beyond, and it is also for this reason that it has rightfully earned a place in the sun among the great European metropolises.</p>



<p>According to <strong>Enrico Mariutti</strong>, a researcher in the economic and energy fields, between now and 2030 we will see some good ones. Mariutti has in fact imagined a list of 10 points to understand what will happen in 7 years time. In short? If they are followed to the letter, Milan will become greener, more attractive and avant-garde. In detail? Let&#8217;s see it together.</p>



<h2 class="wp-block-heading">What Milan will be like in 2030</h2>



<p>Reality or science fiction? Here is Milan in 2030 imagined by Mariutti and his research.</p>



<p>To begin with, most of the buildings will be energy efficient. This is thanks to the building redevelopment programs put in place by the municipal administration, in agreement with the building, energy and credit sector companies, to guarantee energy efficiency interventions at no cost. But that&#8217;s not all: the roofs and walls of buildings can be covered with greenery, so as to capture 25% of the particulate matter in the entire metropolitan area. The investment costs, estimated at around 200 million, will be 70% financed by private individuals and will make it possible to install green panels, hanging gardens, roofs and green walls.</p>



<p>But that&#8217;s not enough: the air in Milan will be much cleaner thanks also to photocatalytic materials, which will become mandatory for the renovation of facades and road surfaces (asphalt, plaster, concrete). They capture air pollution and break it down into harmless particles using sunlight. In a few years, this will reduce the concentration of pollutants in the air by 30%. Furthermore, thanks to a road redevelopment program, motorways and suburban roads will be repainted white, to allow the removal of 200 million tons of carbon dioxide from the atmosphere.</p>



<p>And what about public transport? Very simple: the municipality of Milan will act as &#8220;lessor&#8221; of the urban railway infrastructure to private companies that deal with urban transport, following the examples of Paris, Dresden or Zurich. This extra revenue will allow the municipality to enhance the public transport offer, thus making the Milanese underground one of the most efficient in Europe. In addition, supermarkets, shopping malls and e-commerce hubs will also be able to use the railway to transport goods. Waste will also be transported using this method.</p>



<p>To halve the heat island effect, an orbital park will be created, a huge park of 400,000 hectares built in a ring around the city, incorporating the existing woods and adding new green areas. This, in addition to alleviating city temperatures by allowing the weight on air conditioners to be lightened, will also allow for the absorption of 6 million tons of carbon dioxide a year.</p>



<h2 class="wp-block-heading">The study of Il Sole 24 ore</h2>



<p>Enrico Mariutti&#8217;s idea of Milan in 2030 certainly follows theoretical principles, but also leaves ample room for imagination. A study by the Sole 24 ore instead &#8211; which however is starting to be a bit outdated as it is dated May 2019 &#8211; shows projections that estimate that at least 10 billion in capital will arrive in all, which rise to 13 billion considering the entire metropolitan area. Perhaps they won&#8217;t be used for green roofs or futuristic subways, but they will be needed to redevelop a good 2.9 million square meters in the city, including the former Expo 2015 area and the former railway yards. In addition, of this enormous surface area, 1.3 million square meters will be used for new housing.</p>

<p><strong>Syre </strong>is a residential project under development in San Siro, in the area of the old stables demolished in 2020. It is the work of the Marco Piva studio for Axa IM and Redbrick, and sold by Abitare co. When completed, it will occupy an entire block delimited by Piazza Axum, Via dei Rospigliosi, Via Pessano and Via Alfonso Capelcelatro, and will consist of two distinct buildings: an elongated and futuristic building with balconies and terraces of different sizes and 8 floors in height , and a 22-story high tower located at its end. A total of 120 apartments will be created, spread over a total area of approximately 22,000 square meters and divided between 72 in the tower and 48 in the main building.</p>



<p>There will also be a large central park, a symbol of urban sustainability, which represents the new green heart of Milan. Even the park is a work cared for and designed down to the smallest detail by the Marco Piva studio, an elegant and careful design, with paved paths and scenographic light installations.</p>



<p>These days are fundamental for Syre: in fact, the good news of the signing of the urban planning agreement that will transform the project into reality has arrived from the Marco Piva studio. The work for issuing the building permit was the work of Studio Belvedere Inzaghi &amp; Partners on behalf of Axa Real Estate Investment SGP. At this point all that remains is to wait for the official start of the works, scheduled for the summer, with an estimated duration of the construction site around 24-30 months.</p>



<h2 class="wp-block-heading">Syre apartment prices</h2>



<p>Living in Syre is a great boast, but it&#8217;s not within everyone&#8217;s reach. The prices are quite high, even if it must be said that they are not surprising given the quality of the redevelopment. The two-room apartments are on sale starting from 424 thousand euros, while for a three-room apartment there is a figure to be paid starting from 754 thousand euros. The four-room apartments, with a balcony that overlooks the house on three sides, start at 997 thousand euros, while the most luxurious solution, that of the penthouses, has a price starting from 1 million and 407 thousand euros.</p>



<h2 class="wp-block-heading">Living in San Siro</h2>



<p>The San Siro district is a very interesting area of <strong>Milan</strong>, located on the western outskirts of the city. Although not right in the historic center, the neighborhood is well connected by public transport, making it easily accessible from central Milan.</p>



<p>One of the main advantages of living in San Siro is certainly the tranquility and peace that reign in this area. Here you can enjoy a more relaxed life than in the city centre, without however having to give up the services and comforts of modern life. Indeed, the neighborhood is equipped with all the necessary services, such as supermarkets, shops, pharmacies and schools.</p>



<p>But the attractions of San Siro are not limited only to the services offered. One of the main points of interest in the neighborhood is the Giuseppe Meazza stadium, one of the icons of Milan and home to <strong>Inter Milan</strong> and <strong>AC Milan</strong> football matches. The stadium can also be visited on days when there are no matches, and a guided tour is certainly an interesting experience for tourists and football fans.</p>



<p>Another point of interest in San Siro is the Parco di Trenno, a very large and well-kept green area that offers an excellent opportunity for jogging, walking or simply relaxing in the open air. In addition, the park houses the Natural History Museum, which is a very interesting attraction for young and old.</p>



<p>Finally, San Siro is also an area that is very well connected with other areas of Milan and with Malpensa airport. The San Siro Stadio station, in fact, is served by various underground lines and numerous bus lines.
